What do you think makes an office worth the commute?

Being able to socialise with colleagues during the day is important, but in the flexspace industry, we’re lucky to have a thriving social scene that extends beyond just team members. The energy of being around people in a dynamic environment adds to the appeal.

What are the biggest mistakes you see companies make when they are searching for an office?

Leaving their office search to the last minute. It pays to take more time to find the right spot.

What flexible office industry secret do you think every company should know about?

There is nearly always room for negotiation in one way or another!

Which London district do you think is most under-rated right now? And why?

Holborn, it’s in the centre of the hustle and bustle, easily accessible for the commute and close to all of the other central London hotspots.

What do you think is the most over-rated office feature that people think they want?

Gym or wellness features within the building. I am just not sure many people use them…

What is the one thing most brokers won't tell their clients?

Not all deals are created equal. The truth is, providers don’t always put their best offer on the table straight away—but a well-connected broker knows exactly how to nudge, negotiate, and unlock hidden perks (hello, rent-free months and upgraded fit-outs). What questions should more companies looking for space ask but don't?

Who are the other tenants within the building? As each building has its own vibe and clientele. I usually tend to ask this within the viewing so that the client can see if they would be a great fit or not.

Fast forward to 2028 - which office trends have stuck and which have fazed out?

Stuck: Flexible schedules with a mix of in-office and remote work remain the standard, with more providers offering part time solutions on longer terms. Technology-enabled workspaces with AI powered management tools.

Phased out - Overcrowded shared spaces. Instead, offices will reflect a blend of technology, flexibility, sustainability, and employee-centred design, with trends focusing more on functionality and well-being than flash or outdated traditions.

What is the weirdest request you've had for an office space?

Someone wanted to use one of our offices as a tattoo studio.
